The first thing you should know about mortgages is that there are a lot of different varieties. Which mortgage option is the right one for you? If you have a poor credit rating then perhaps you will want to look into the possibility of a bad credit mortgage loan. These tend to have higher interest rates and monthly fees, but the upside is that someone is willing to lend you money despite your previous lack of fiscal responsibility. Also, you can very quickly and easily improve your credit rating by paying all of your bills on-time and then can reapply for a normal home mortgage loan with less strict fees. Another option that exists when you already have a home loan is a refinance mortgage.

You have to meet with your lender and rework your whole loan payment program, which could save you thousands of dollars a year.
